the process of sanding and finishing hardwood flooring
Sanding and finishing hardwood floors is a specialty at Prestige.  We offer a full professional sanding service which includes filling, staining, colour matching and a wide range of finishes to choose from. Below is an introduction to the process we use to ensure the best results every time.

                                                            measuring hardwood flooring
The process of sanding a hardwood floor begins with our free estimate. The net area has to be measured, the existing flooring inspected and the job time frame discussed. It is important to set the clients expectations in all aspects of the job to ensure satisfaction. For example: Is there enough wood left to sand deep enough to clean the surface and prepare for new finish?  What sort of finish is is suitable/recommended?  What finish sheen, glossy or satin? How many coats of finish are applied? How long will the whole process take? How long should I stay off the floor after the job is complete? How should I maintain the floor? Should I paint the walls before or after I refinish the floors? All good questions that should be clearly answered before you start the job.

on day one we will hang plastic and with the use of fans create air an flow that will take dust out of your home. We also use specialized vacuum attached equipment and remove 98% of the dust created. The client should always plan a final dust clean up after we are complete. There is no such thing as 100% dust free sanding.

                                                            old hardwood floor
Starting the process: From this picture you can see that even the worst looking floors can be recovered provided the floor has enough surface left to sand.

edge sanding: In this image the operator is sanding the perimeter edges of the floor. The ‘Edging’ machine is designed to sand where the large machine cannot.

                                                            sanding hardwood flooring
sanding the floor: The big floor sanding machine does most of the work. It is used to sand the large open areas of flooring.  The quality of the sanding work depends on how well the machine is maintained, the quality of sand paper used and the skill of the operator.

                                                            filling the hardwood floor
filling the floor: Every job is trowel filled across the full surface of the floor. The matching wood filler applied and allowed to dry and then sanded off.

                                                            polishing hardwood floors
polishing: The last sanding stage is polishing. This is done with an orbital floor buffing machine using a fine gauze pad.  The purpose here is to remove marks left behind by the sanding process and to knock down any grain raise. This leaves a smooth wood surface ready for coating.

                                                            vacuuming hardwood
vacuuming between each stage of the sanding process removes dust and other particles that can settle in the wet finish.

                                                            staining hardwood flooring
stain application: It's easy to choose and add a colour to your wood floor. .  The stain is wiped on with rags and and allowed to dry overnight. Finish coats are then applied locking the stain colour in.

                                                            finishing hardwood floors
finish application: When the floor preparation is complete the floor finish can be carefully applied.
A second polishing is done between coats to ensure smoothness.
Finish can be applied in a variety of different ways depending on the type of finish being used and the style of wood floor being finished.
